I'm the first employee of the company Estate Invest. I've been in real estate for 13 years: started in Kharkiv, then Alanya (Turkey), and Dubai since 2024. In 2024 - #1 broker at Estate Invest, in 2025 - #2.

I select properties I'd put my own money into: liquidity, the potential of the area, the balance between price and a real exit value. Before every shortlist, I calculate ROI and yield - in dirhams and dollars.

After the deal I stay with you: open all utility accounts, set up the relationship with the building management company, help with renting it out or preparing it for resale. Once a month I send a report - what's going on with the property, the income, the expenses.

Money and returns

  • For rental income - from 650K AED ($177K). For flipping (renovation) - from $1M (3.67M AED): only in this segment does the margin cover renovation, broker fees, and DLD tax.

  • Long-term rental: 5-10% per year. Flipping: 10-25% per project over 4-9 months when the property is selected correctly. Income comes in dirhams - I quote dollars only for ease of comparison with other markets. I don't promise guarantees: I show the math on each property and you decide.

  • There is no property tax or income tax in the UAE. There's a one-time 4% fee when the deal is registered with DLD (Dubai Land Department). This is one of Dubai's main advantages.

  • Service charge is the annual fee for maintaining the building (pool, security, elevators, common-area cleaning). It's paid by the owner; the rate depends on the project - usually 12-25 AED per square foot per year. When I calculate yield I always subtract it from rental income so the number is honest. Developer payment plans: most off-plan projects come with a 60/40 or 40/60 post-handover schedule - part during construction stages, the rest after handover. I track the schedule and warn you in advance of every payment.

Legal side and process

  • Yes. Through a notarized Power of Attorney (POA) for our lawyer - it can be executed online, no flight to Dubai required. This is standard practice; hundreds of apartments are bought this way every month. I run video viewings and send detailed reports.

  • NOC (No Objection Certificate) is a clearance from the developer confirming you have no debts and they don't object to the sale. Required for resale. Title Deed is the ownership document issued by DLD after the deal is registered. That's the deed to your apartment. I obtain and store both for you.

  • Freehold means full ownership of the apartment and a share of the land, in perpetuity, with the right to bequeath and resell. Leasehold is a long-term lease (usually 99 years) from the landowner. As a foreigner in Dubai, freehold is only available in designated zones - all the liquid locations are on that list.

  • Yes. A 2-year residence visa is available with any property purchase. If the apartment is registered in two names, each share must be at least 400K AED. From 2.0M AED ($545K) - a 10-year Golden Visa. I'll help with the paperwork.

Risks and why work with me

  • Dubai is a regulated market (DLD, RERA). Off-plan funds go into a developer escrow account protected by the government. The main risks are property selection and liquidity. That's exactly where I come in.

  • Within 24-48 hours - a PDF shortlist of 7 properties matched to your budget and goal, plus a 30-45 minute call with me personally.

  • When buying from a developer, the developer pays my commission - the service is free for you. On the secondary market, when buying or selling, you pay 2% of the apartment's price.

Operations and resale

  • DEWA (Dubai Electricity and Water Authority) is the electricity and water provider in Dubai. You can't move into an apartment without a DEWA account. I open it for you, hand over the credentials, and re-register it when the tenant changes. From the owner's side - just a signature.

  • Communication with the developer and the building's management company, opening and paying DEWA, monitoring the service charge, tracking the payment plan, finding tenants (long- or short-term rental), receiving reports, and verifying payments. If a bill is disputed or there's a delay - I deal with it, not you.

  • Two formats: long-term rental (1-year contract, stable income) or short-term daily rental (higher income but more work and more operators). I match the format to your goals, bring in vetted agents, and oversee the payments.

  • Yes, I do sales as well. I work both sides - buying and selling. One call with me saves you months of searching and helps you buy the right property the first time.
